How are off-site constructed homes appraised?
There should be no difference in the appraisal value of a modular home as compared to a site built home. The home is built to the same code and could have the same design features. In fact, Marshall & Swifts "Residential Cost Handbook," the "bible" for appraisers nationwide, clearly states that modular homes should be appraised according to the same costs as site-built residences.

Genesis Homes built the Country Living Magazine Home of the Year in Berthoud Colorado in 2005. This 6200 sqft. five piece home was built off site and crane set onto it's foundation on Boyd lake in Loveland, CO. This home was comleted in 92 days and truley was an eye opener for the local builders and Developers that were able to track the progress.
